The UNIaparts has 4 different apartment types.
All apartments have an ensuite-bathroom with shower und toilet.
Apartments of type A and B have a kitchenette, type C an D have use of common kitchenettes at the end of each floor.

Yes, everyone has their own bathroom with a sink, toilet and shower.
An apartment is only occupied by the person (or two people) who booked it.
There is a total of 18 apartments throughout the house.
Each apartment is equipped with a bed, at least one table and a wardrobe. Bed linen is also provided.
Most apartments have a 90x200 cm bed, some have a 140x200 cm bed.
Type A-apartments have got a twinbed that can be used as two separate beds or as one big bed (180x200 cm). Please tell us before your arrival which setting you prefer.
The apartments have a basic set of cutlery (knives, forks, spoons, etc.) and tableware (plates, cups, glasses, bowls, etc.), and the kitchens also have cookware such as pots, pans and serving spoons.< /p>
To open the cupboards, please press the inside corner of the cupboard-doors.
No, residents are responsible for cleaning the apartments during their stay. Cleaning supplies, vacuum cleaners, brooms, etc. are provided (room 0.8 on the groundfloor). Please leave your room swept clean when you move out!
No, there is an ashtray outside the front door. The whole house is non-smoking.
Our target group are international guests who do not need German television. Therefore, there is no TV in the flats.
Our wifi offers a download-rate of 25 Mbit per gadget. Streaming films or webconferences on your own laptop, tablet or mobile are no problem.
We distribute letters three times a week to the mailboxes located in the stairwell on the ground floor.
Invoices and other written communication from us are sent the same way.
For receiving packages and parcels, we recommend choosing a parcel locker: e.g., DHL Packstation 170 at the University Hospital, Franz-Josef-Strauß-Allee 11; DHL Packstation 131 at Aldi, Joh.-Hösl-Straße 1; Hermes PaketShop Hermann-Geib-Str. 14 (at Haußler Beverage Market); DPD PaketShop at Al Madina Supermarket, Bischof-Konrad-Str. 9a.
If no pickup at a parcel shop or locker is specified in the order, the delivery driver can leave the shipment in the entrance area of UNIaparts or, if the recipient is not available, drop it off at any parcel locker in the city area. You will then receive a postcard notification.
Check-in takes place from 4 pm via a key safe. The code will be communicated after payment of the first invoice.
All the apartments are located in the first to third floor of the house. Please use the stairway to get to your apartment.
The key safe is located in the entrance area of the flat block.
Go through the green entrance door - as shown in pictures 1 and 2.
There are four key boxes available. Please check your e-mails for the key box number and the code.
If you have entered the code correctly, turn the handle and open the box. Inside there is the key to your booked flat.
The code for the key safe will be provided to you in the first invoice.
No, there is no reception at UNIaparts. Communication takes place via email, telephone or WhatsApp. Check-in and check-out work well without reception thanks to the key safe.

No, a rental contract will not be drawn up. This is a normal accommodation contract. An invoice and payment are sufficient.
Please return your key to the black mailbox in the entrance area by 10 a.m. on the check-out date.
We ask that you leave the room swept clean. Please make sure to take all your valuables and travel items with you. Our cleaning staff will take care of everything else. The amount of the 70€ cleaning fee refers to a normal effort of around 2 hours for an apartment that is left swept clean. If the apartment is left very untidy or dirty, we reserve the right to charge an additional fee based on the actual effort involved.
The apartments cost between € 750 and € 890 (sept 2025) per month. A cleaning fee of € 70 is added to each booking. All prices include VAT.
There is no rental deposit.
The € 70 for the final cleaning refers to an effort of around 2 hours if the apartment is left tidy and swept clean. We reserve the right to charge according to the actual effort in the event of deviations.
The broadcasting fee of around € 19 per month must be paid by tenants residing in Regensburg themselves.
As soon as the apartment is to be booked, we will send an invoice with a payment link for the first month including the cleaning fee. This invoice is payable immediately to secure the reservation. For all subsequent months, payment is due by the 15th of the previous month.
The following payment methods are possible: credit card, PayPal, SEPA transfer.
Yes. Every resident who registers with a residence in Germany must pay the broadcasting fee. This amounts to 18.36 euros per household per month. If two people share a room ('household'), the fee is only due once.
After your stay, the apartment will be thoroughly cleaned and prepared for the next guest. During your stay, our cleaning staff won't enter your apartment.
Depending on the length of your stay, this cleaning fee of 70€ can have a significant impact on the total price.

The price consists of the net price and 7% sales tax. It also includes the use of water, power, heating and wifi.

No, there is no deposit.
Apartments of type A and B have their own kitchen. Type C and D apartments do not have their own kitchen. There are common kitchens on every floor for all residents of UNIaparts.
No, for hygiene reasons we cannot store food in the apartments.
There is a washing machine and tumble dryer behind the drying room 0.6.
Use and payment is made via the provider WeWash, accessible via internet or app. Detergent is provided by us.
Payment by cash is not possible.
If necessary, there are "Waschsalons" in town, e. g. in Landshuter Straße 20, 93053 Regensburg (busstop "Stobäusplatz")
The cleaning room with cleaning utensils is on the ground floor (E 0.8). There is also a vacuum cleaner on the 3rd floor. Please put everything back in its place afterwards!
There are two cupboards with bed linen and towels in drying room 0.6. Please put your dirty laundry in the basket next to the tumble dryer - we will wash it for you.
You have forgotten your key inside the apartment or lost your key?
We can open the apartment with the master key. However, depending on the time of day and the effort involved, a payment of €20 to €50 is due. We ask that you write a whats-app or sms to +49 1621896760
Yes, we have a connection capacity of 25 MBit per gadget / user. The WLAN is called UNIaparts and is freely available in all flats without a password. The capacity ist sufficient for streaming films or webconferences.
Please note that the skylight window must always be completely closed when it rains and when you leave the apartment - including the horizontal bar, otherwise rainwater can get in. Please follow these instructions:
There is a horizontal bar at the upper edge of the window frame.
2. This bar must be pressed towards the window glass.
3. Then pull the top edge of the window down on the bar.
To close the window, please follow the instructions in reverse order: close the window, push the bar towards the frame until it clicks into place.
If the fire alarm beeps regularly, the battery is slowly running down. To change the battery, please carry out the following steps:
Turn the fire alarm to remove it from the ceiling.
Remove the old battery.
Insert the new battery.
Place the fire alarm back on the base on the ceiling and screw it back in.
Yes, we will be happy to provide you with a confirmation of residence ("Wohnungsgeberbestätigung") for registration ("Anmeldung") free of charge.
To do this, please send a photo of your passport or identity card by email to regensburg@amann-verwaltung.de.
We are also happy to issue the landlord's confirmation of residence BEFORE you arrive at UniAparts. The landlord's confirmation of residence will then be placed in the post box in the stairwell on the ground floor of UniAparts.
If you also require a "housing confirmation" (Wohnraumbestätigung) including confirmation of the apartment size, the provision costs 25 €.
Waste sorting is very important at UniAparts. On each floor you will find large rubbish bins with stickers and an explanation of which rubbish belongs in which bin.
We differentiate between residual waste (fabric scraps, extinguished cigarette butts, hygiene paper, etc.), paper (paper, cardboard, newspaper, cardboard), light packaging (PET bottles, plastic packaging, milk and juice packaging in tetra packs, cans). There is also organic waste (food waste) in the kitchens.
At the bus stop outside UniAparts you will find containers for brown, green and white glass, as well as a container for the clothes collection centre, where you can drop off used clothes and shoes for people in need.
We distribute incoming mail by room number to the post boxes on the ground floor of the stairwell. We place parcels and large letters next to them.
We provide our tenants with a confirmation of accommodation ("Wohnungsgeberbestätigung) free of charge upon request. However, there is a charge for issuing an additional "housing confirmation" ("Wohnraumbestätigung") stating the size of the apartment. The price is €25.
In the Oberisling district there is a butcher's shop www.preuschl.de that also sells other groceries such as pasta and baked goods. The nearest supermarket is an ALDI around 2 km away (with a direct bus connection via line 3). There you can find groceries as well as anything else you need for your daily needs.

From the north of the city, bus line 3 (direction "Grass") goes through the city center and the main train station directly to the "Oberisling" stop, from where it is only a few steps to UNIAparts. Alternatively, you can take bus line 6 to the "Uniklinikum". After around 20 minutes' walk (1.3 km) across fields, you reach Weingartenstrasse.

Bus line 3 runs every 20 minutes Monday to Saturday and every hour in the evenings and on Sundays. Bus line 6 runs every 10 minutes Monday to Friday and every 20 minutes on Saturdays and Sundays.
